The clock in San Antonio

How foreclosure moves in Bexar County.

Bexar County foreclosure auctions happen the first Tuesday of every month. Once the Notice of Sale is posted you have as little as 21 days - but until the gavel falls, Texas law still gives you paths: reinstate the loan, negotiate with the lender, or sell on your own terms and walk away with your equity.

Questions San Antonio homeowners ask us.

How does foreclosure work in Bexar County?
Texas foreclosures are non-judicial - no courtroom, just notices and a fast clock. After about 120 days of delinquency, your lender sends a Notice of Default with 20 days to catch up, then a Notice of Sale at least 21 days before the first-Tuesday auction at the Bexar County Courthouse. It moves fast, but every step before the sale is a chance to change the outcome.
I have a VA loan and I'm behind. Are my options different?
Yes - VA loans come with additional protections and workout options, including VA-specific loss mitigation programs, and the VA has loan technicians who can advocate with your servicer. FHA loans have their own rules too. On a free call we'll figure out what your loan type actually entitles you to before you give anything up.
Can I sell my San Antonio house before the foreclosure sale?
Usually, yes - right up until the auction date. Selling first means you keep the equity above your loan balance, avoid a foreclosure on your credit, and choose your own move-out date instead of facing eviction after a sale. We'll tell you honestly whether that's your best path or whether keeping the home is realistic.
What does your help cost San Antonio homeowners?
Nothing - not now, not later. We never charge homeowners a fee. We earn through referrals to trusted partners or, only if you choose to sell to us, through the property's eventual resale. If anyone asks you for an upfront fee to 'save' your home, that's a scam - walk away.

How to know you're in safe hands

Foreclosure attracts scammers.
Here's how we're different.

The moment your foreclosure became public record, the letters and calls started. Federal regulators publish the warning signs of a foreclosure rescue scam - so hold us to every one of them.

We never charge you a fee. Not upfront, not ever.

Charging homeowners upfront for foreclosure help is the #1 red flag of a rescue scam - and it's illegal. Our guidance costs you nothing, period.

We never ask you to sign over your deed or title.

Your home stays yours. If you ever decide selling is your best path, it happens the normal way - a standard Texas real estate contract you review on your own timeline.

We never tell you to stop paying your lender.

Anyone who tells you to redirect your mortgage payments to them is stealing from you. We will never touch your mortgage payments.

We never pressure you to sign anything you don't understand.

Take every document to a lawyer, a family member, or anyone you trust. We'll wait - and we'll encourage it.

You've made it this far. The next step is a 30-minute call - no pressure, and no calling you back if you don't want it.

You have options.
Let us show you what they are.

Every day that passes is a day closer to your auction date. The sooner you reach out, the more options we can explore together.
